Stamp duty calculator (transfer duty) by state and territory

Estimate the transfer (stamp) duty on a property purchase in NSW, Victoria, Queensland, South Australia, Western Australia, Tasmania or the ACT, using each state revenue office's current rates.

An estimate of general transfer duty only. It does not include first home buyer concessions or exemptions, off-the-plan concessions, foreign purchaser surcharges, mortgage and registration fees, or special rules for land and trusts. Rates change each year. Use the state revenue office calculator for a final figure.

How this calculator works

Each state sets duty with a table. The duty is a fixed amount for the band below your price, plus a rate on the part of the price above that band's start. Most states round each part of $100 up. Victoria, Queensland and the ACT also have lower rates for people buying a home to live in, which this calculator applies when you choose that option.

Worked example: for a $700,000 purchase with general rates, duty is $25,687 in New South Wales ($11,602 plus 4.5% of the amount over $387,000), $37,070 in Victoria ($2,870 plus 6% over $130,000), $24,525 in Queensland, $32,330 in South Australia, $27,265 in Western Australia, $26,747.50 in Tasmania and $20,040 in the ACT. With home rates, Queensland falls to $17,350 and the ACT to $17,048.
