Rental yield calculator

Gross and net rental yield for an investment property, after vacancy, agent fees and running costs.

Before loan interest, land tax, tax and depreciation. Net yield is not the same as cash flow once you have a mortgage.

How this calculator works

Gross yield = annual rent ÷ price × 100. Net yield = (rent collected − agent fees − running costs) ÷ price × 100. Net yield is the more honest number because vacancy and costs eat into the rent.

Worked example: a $650,000 property renting for $600 a week has a gross yield of $31,200 ÷ $650,000 = 4.80%. After 2 vacant weeks ($30,000 collected), 7% agent fees ($2,100) and $5,500 of costs, net income is $22,400 and the net yield is 3.45%.
